Here is what the notice says:

MORTGAGEE'S NOTICE OF DEFAULT AND INTENTION TO SELL
YOU MAY LOSE YOUR PROPERTY IF YOU DO NOT TAKE IMMEDIATE ACTION.
IF YOUR PROPERTY IS SOLD, YOU WILL REMAIN LIABLE FOR ANY DEFICIENCY WHICH THEN EXISTS AND AN ACTION FOR COLLECTION MAY BE BROUGHT AGAINST YOU.
THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR SUCH PURPOSE.

How do I find out about the notice process in Arkansas?

I'm new and looking to start investing. The other day I took a wrong turn and drove past a duplex that had a notice sign on it. I've been looking all over to find out who owns the property so I can send them a letter that I'm interested in it.

I can't find any record of it in our online property tax records. I did find the notice online that it was posted on Sept 3, 2012 and was supposed to go to court house sale on Oct 3rd but can't find any thing else about it.

The former owner's names on the notice. Should I contact them or possibly the bank where the loan is from?

Have you thought about using labels instead of envelopes? You can use mail merge to pull the information from any spreadsheet to the template in Word.

If you use the Avery 5160 labels they are 30 per page and they are a nice size for addresses.

Let me know when you're in Fayetteville or Springdale and we'll have coffee. I work in Springdale so I'm in town everyday.

My daughter's went to school with some of the real Hatfields but I don't really know them. I actually am a transplant to Huntsville. I grew up in Winslow.

I do plan to probably invest in the Fayetteville, Springdale, Rogers area. And if I could talk my hubby into it I'd move back to the city. I like my acreage and all the privacy we have now but with my kids growing up and leaving the nest it's getting quiet and lonely around here.

I've been looking for a REI club in NW Arkansas. The only one I could find I emailed but never got a response.

I'm interested it networking with others in RE because I'm just starting out. I'd really like to find a local mentor but it seems pretty difficult in this area.

I've even thought about seeing if I could start up a club in the area but since I'm just starting out I'm not sure I'll have the time commitment or if it is a good idea.

I'm wanting to get into wholesaling and eventually flipping houses. I'd love to talk with someone who already has some experience in the area.
