You likely have several issues that could be a deal breaker. NFPA 101 the Life Safety Code that applies here and it is very specific on means of egress (exits) and travel distances to those points of egress (exits). Also a concern here is the addition being an approved/permitted space Section 8 not withstanding if the addition wasn't a permitted addition you'll likely will be taking a significant risk that should a tragic event take place there with a loss of life or serious injury you'll have no place to hide as most insurance companies will not pay your claims plus the civil and criminal penalties are severe! Not having experience with Section 8 I cannot say with certainty that you would not pass muster with this property, however if the housing authority does do their due diligence on a property I suspect that any shortcomings will quickly become apparent and would likely sink your chances of qualifying that property for Section 8. As with all property purchases due diligence is Essential. Best wishes for a profitable future.

California fire retardant rules influence the products brought into their market places but in practically every other US state's marketplace as well due to the size of the California marketplace Unfortunately nearly everything manufactured today now has some type of a hazardous profile, it is just a fact of life Sometimes better living through chemistry isn't always the case Stick with accepted practices and standards for reasonable personal plus professional protections Cheers

No POF and the deal is DOA If the realtor doesn't stop the deal the title company/lawyer will Not many MLS listings that have enough "meat" on them to be even slightly profitable

As a former fire chief let me congratulate you in advance of your getting your license Thereare many firefighters in Maryland and elsewhere tearing it up in any number areas of real estate Shift work can be a real advantage in having a support system while you build your book of business Not to mention the built in network of trades folks who are also in public safety FYI PSI does the licensing test in Maryland... I took it last fall The National portion was pretty straightforward however the Maryland portions are very heavy on strangely worded Ethics questions Russell Brazil's advice to pay for and do the PSI practice tests is outstanding advice as thepractice tests really helped me Best of luck
