Anyone out there having any success in today's envrionment obtaining commercial mortgage with SFR as collateral. Looking to obtain several income producing properties with cash and then would like to use them as collateral to obtain financing. Not wanting to go the route of FNMA financing as the closing costs are too expensive at the lower priced points and you are limited to 10 mortgages.

Anyone use any property management software to track income and expenses on their personal property. I'm an individual landlord with 5 rentals, have been using excel spreadsheets but looking to invest in something but not wanting to pay a fortune. Any suggestions on what you might be using would be great. I'd like it to be something that easy to print off necessary information for my accountant at tax time, maybe do some return analysis etc.
