I couldn't have said it better myself @Colin G Murphy. 1 of the biggest advantages I've found since joining BP is that there is ALOT of information for you to be great at investing in real estate. I strongly believe in REI mastermind groups as well which I am looking for currently. The previous group I found in meetup has been discontinued since COVID-19 hit. If anyone knows of a virtual group, please feel free to share that resource.

Hey Bryce, welcome to the BP fam! I am a newbie just like yourself and this is the BEST place to meet like minded folks like yourself. I wish I had found BP when I was in college and avoided the student loan debt I carried for a degree I'm not even using right now but so if life. I would say what really helped me get a base foundation on REI is listening to the BP podcast DAILY, read "rich dad poor dad" and buy, rehab, rent, refinance and repeat by David Greene and definitely attending one of the newbie webinars Brandon hosts. I believe once you have done these things, you will feel confident enough to really start looking for partners to invest in as I am and ready to make that next step. REI is a continuous journey & learning process so don't feel compelled not knowing it all because most of the seasoned investors don't & they'll tell you that as well. Hi @Daniel A. Abreu thanks for your input! Please feel free to share your resources as needed as I have been doing some research on hard money lenders and the "cost" to use them just doesn't sit well with me even with a property that makes sense. I guess in the end, as the 1st investment, the knowledge is the best ROI.

I am a new investor and I was wondering if those who have used a hard money lender found it to be worth the hefty price tag of buying points for the loan or is it better to save up and use your own money? Also, what strategy would you go with to gather others to invest with you on a project?

I would rent it our Bryson and hold on to the property. Brandon, Riverview, Lithia area and Tampa in general is expanding more than people have expected it to. For instance, look at I-75 and the widening project that's currently taking place. There's going to be alot of new Tampanians also due to Tom Brady moving to Tampa and Bucs football being a bit more interesting and the fact it plays host to the Superbowl this year. I would take a look at the recent sold properties in the area and do a slight update to the townhouse if needed to possibly increase your rent. Just my thought...
