@Stanley Parsley - thank you very much for the welcome and for the advice, Stanley! I definitely will be doing that. I wouldn't trust myself with construction, but fortunately I have family and friends that are in the business...so I'm still looking for a fixer upper MFR in LA, but the inventory is lacking...to say the least.

@Logan Allec - thank you for the well wishes, Logan!. I won't write off this city! I love L.A...it's just so...damn...expensive! All my endeavors and most of my family are in L.A., so I find it hard to leave.

@Chris Vicari - thank you for your welcome, Chris!. My gf was talking like that...you mean like an Air BnB? Maybe for future properties...the one I'm looking for now is a MFR for myself and some family to rent from me. I'm grateful for this site as well. My cousin lives in San Diego! It was voted best place to live by Money Magazine.

@Greg Rollins - thank you, Greg! I'm definitely open to working with people. I'm still looking for my in as well...we can definitely exchange stories and ideas.

@Herb McClane - thank you, Herb! This is true and I've been looking at the Crenshaw/Baldwin Hills area, West Adams, Inglewood, Hawthorne, View Park, Hyde Park, West Athens, etc. I saw a few MFR I liked, but didn't love...one sold within a week. The other was sold a day after I saw it.

@Rohan J. - thank you, Rohan! I will definitely look into that. I'm trying to figure out my situation first since I'm currently renting. Although rent is cheap, I'd like to get a MFR to live in and rent out first before the owner decides to maybe sell the house or increase the rent.

Hello! My name is Chez and am excited about BP and RE! I've been focused on being debt free and having a sizeable amount of savings. Now that I have that, I'm looking for opportunities to leverage my money and get to financial independence ASAP! I thought about getting a multi unit, but I can't justify putting down $50-100k down in L.A. with minimal returns while decreasing my liquidity. I'm still reading the beginner books, but want to dive in once I understand RE.
