I wouldn't trust myself with construction, but fortunately I have family and friends that are in the business...so I'm still looking for a fixer upper MFR in LA, but the inventory is lacking...to say the least.
@Logan Allec - thank you for the well wishes, Logan!. I won't write off this city! I love L.A...it's just so...damn...expensive! All my endeavors and most of my family are in L.A., so I find it hard to leave.

Maybe for future properties...the one I'm looking for now is a MFR for myself and some family to rent from me. I'm grateful for this site as well. My cousin lives in San Diego! It was voted best place to live by Money Magazine.

@Herb McClane - thank you, Herb! This is true and I've been looking at the Crenshaw/Baldwin Hills area, West Adams, Inglewood, Hawthorne, View Park, Hyde Park, West Athens, etc. I saw a few MFR I liked, but didn't love...one sold within a week. The other was sold a day after I saw it.
