I've done one prospecting run to Texas, looking at short sales. Put in offers, but no outcome.

Short Term
I'm here to fine-tune my method at selecting a market, picking the right house in that market and then improving the purchasing process. At the same time I would like to learn what it takes to become a successful landlord and avoid pricey vacency costs.

Long Term
My plan is to take 50% of my cash and leverage it into real estate, starting with residential properties. Once I have more cash and experience (5 years or so) I'd like to go into commercial real estate and property development.

I'm taking the remaining amount of cash and applying it to stocks and bonds.

I'm an engineer by trade, but currently working on my MBA and looking to fast-track to an executive in either a regular company or non-profit. The other option is to develop enough cash in the next 2 years to support a 5 year entrepreneurial run.
