What software is recommended for managing 50+ units? I am aware of some of the companies & names of software but really looking for personal experience of certain systems. Thanks!

@Rashonda Montgomery I use just about any means necessary (within reason): credit card to jam a door, check all windows to see if they’re open, etc. If I can’t get inside then I just do my best to look into the windows & get a feeling for the condition.

I purchased a building & can sell it pretty quickly for a $15-20K gross profit. Is it worth doing a 1031 exchange? I am not familiar with this system at all. Any advice would be hugely helpful! Ty

@Cameron Riley i feel its a great option! Not sure where you came up with the idea, but good work. I haven’t had to evict anybody in a long time (knock on wood) but cash for keys is the strategy I will be employing. Good luck!

I have way to many ongoing projects but I have my eye on a completely vacant 20 ish unit mobile home court. Its in a rural town, good location, pads, streets in place, electric run. I have recently heard BP speak about many positive things about owning a mh court but i know nothing. Owner is asking 30k ish & negotiable. The deal seems good but i know nothing about owning a court. Any advice or input would be much appreciated? How would i attract a good client, what makes a court attractive, how do you coordinate trailers coming in/hooking up, what are appropriate rates of return, etc?
