Good Morning, Thank you for the response. After I posted this I realized the mistake and that it was a return value. 

I forgot the type of document I was looking at showed negative values and it with all the documents over the past week i guess I was overwhelmed.

Good Morning Ladies and Gentlemen, 

I have finally sealed the deal with closing on my first house in Virginia. 

I come to you seeking advise! 

This is the  closing cost itemized I was sent, does this look normal? 

I asked my realtor to have the buyer pay for all closing cost, so I am a little confused on why I am still paying out of pocket close to 6k.

$3500 for escrow and $2600 left over amount. 

When I signed the contract it said they would cover 3% of the closing cost and I was under the impression that it would not go over that amount. I was also told I would get my escrow back at the closing, I feel misinformed or lied too.  

I am currently in the renegotiation phase (closes today) for the issues found during the general inspection. 

My realtor has told me that I couldn't ask for anymore credit because we had hit the max amount already (again i feel like another lie) 

Any advise or help is appreciated.

Good Evening ladies and gentlemen, 

I just transitioned out of the Marines and looking to start my adventure in the real estate of rental properties. 

So I looking at buying my first house in May-August of 2020. 

I was thinking of using my VA loan to buy the first one, either a duplex or single-family home with basement that can be rented out. Some type of home that I can rent a portion out. (not many duplexes in northern Virginia that I've found)

Anyways, after a year and half or so of living in it we wanted to buy our second house (using the VA loan and moving into it as our primary residence). Throughout the first year and half, we would be fixing the house as renter proof and doing upgrades.


At around the 2-3 year mark I wanted to take the equity from the first home to buy the third home. 


I will have the capital (80-100k)  backing these investments in case something goes wrong. 


My question for you is, am i going about this the best way? Do you have any suggestions? 

Should I put the homes under an LLC or different LLCs?

So just found this site through watching YouTube about renting and how to get started, I was curious if anyone in Northern Virginia or DC who is in the business would be willing to take me under their wing as I get started.

I just transitioned out of the Marine Corps and always looking for new and better opportunities to invest. Since I have been overseas for most of my adult life, I finally have an opportunity to get into the market.
