Do you buy just the mobile home located in a mobile home community or do you actually buy and sell land with them?

My husband and I decided to capitalize on the appreciation in our primary residence (yes the market here in Portland is CRAZY right now!) and use the equity to invest in rental property. We can't wait to get started but nervous too!
