I have a gardener that mows, edges and trims the trees at my properties, and just recently one of my tenants was complaining about weeds growing in the flower beds and a vine that was becoming unruly.

I now make it a point that the tenant understands, in writing of course, what the gardener is paid to do and what the tenant is required to do.

One another note, I have addendums regarding, "smoke detector & fire extinquishers", "Info regarding Renters Insurance". Again, signed by the tenant.

Good news is he's out, but the judge said "good luck getting your money!". After inspecting the place I'm having to dump about 5-6 grand to fix the problems he created, dog urine, mold, you name it. I'm not sure how to go about collecting or if it is even going to be worth my while since he's handicapped and retired. From what I've heard I was lucky he left when he did as apparently it's a lot more difficult to get them out with medical problems. Thanks for checking in.

Help, I'm new to the landord/rental arena. I purchased a duplex in Texas in 2007. The previous owner is now one my tenants. I've started the legal eviction process for non payment. Yesterday I received an invoice from him for rental of a refrigerator for 81 weeks that he left in the other side of the duplex when I purchase it. Since 2007 nothing was ever mentioned about it until now. He is now acting like we had some type of agreement, which is absurd. It was an old refrigerator that broke down and I've replaced. I'm sure he's just trying to offset the money he owes me. I go to court next week. Any suggestions on how to approach this?
