Ok. So what’s wrong with failing. You’ve failed enough at writing and tried again though to write that very coherent and organized post that expresses almost despair.

BTW: We got the message. Consider the post a success. What’s the failure in that?

Beside the only letters success and failure have in common are “u” and “e.” I for you and E for evidence. What ever you call it you are evidence of it. Pick which works for you.

I want to do this every weekend:

It’s Saturday of the Memorial Day weekend after 4p. I am walking for dollars in the ZIP code where I live. It is lovely out. I found ten new properties being built, looking badly, investment property for sale, and a building that Whole Foods built around that is renovated and for sale now. 

Next step get to ACRIS and call the sellers/agents.

Just baby, but important, step s and... I earned my supper.

Thank you. That was very helpful.

First, this property’s initial asking price is $569,000. I reduced the price to get less negative cash flow. This is the price in the report. 

Second, I am not sure I can increase the rent anymore.

It seems to me the asking price is too high and lowering the price $119000 is too much to realistically ask.

Any ideas?

one wholesaler asked me if I were a buyer. Yes.

Then, what is my budget, to which it depends on the property.

Asked me to hold on and then do I want pieces in 11216, a gentrifying area of Brooklyn. Used to be not a good area. No. Focusing on 11217.

May have missed an opportunity. Feel a need to focus though.
