Investment Info:

Single-family residence fix & flip investment in Valley Village.

Purchase price: $225,000
Cash invested: $20,000
Sale price: $280,000

I purchased this property as a subto with the intention of doing a fix/flip. I was able to get into this property
with $20k down and $20k in rehab. I made a 62% return on investment when sold for $280k

What made you interested in investing in this type of deal?

It was a subject to deal that I only needed $20k to get in and $20k for rehab

How did you find this deal and how did you negotiate it?

This came from my team and I negotiated the subto terms because she was motivated to sell, but had a mortgage higher than my cash price.

How did you finance this deal?

I used my own cash.

How did you add value to the deal?

I rehabbed with paint, new flooring, new fixtures and staging.

What was the outcome?

I made $25k which was a 62% return on investment.
