I'm still learning too but as Josh said, not much room for profit. I'm wondering if a lease option would work or sell on a owner finance. But I don't know what the owner is willing to do.

To eevict the tenant the owner would have to file paperwork with the county and have sheriff go out to property and serve them eviction notice, I think it's called notice to vacate. Hope this helps..

Post: Passing the EXAM

To be honest, my first major feat was actually getting my real estate license. No seriously. If you have taken that exam then you know it's not easy to pass both parts.. I actually studied my *ss off for months. I was still soooo nervous because I really wanted to pass this exam because for me that would mean I'd have a real career. I woke up. Ate something light. And went in to take it. This was in March. I sat down in the chair in front of the CPU. Stomach was all bubbly. Went through the intro. Started the test. It was a challenge. But all that studying paid off! I smashed both parts with an hour to spare. I was soooo happy to see that I passed both sections and I didn't have to retest. That as a weight lifted!! So that was my first feat that I'm so proud of! 

Then I was so happy to close on my first two listings! From making phone calls and getting the appointments, to listing the properties and then selling them. Great feeling to be in this field and on my way to financial freedom!
