@Bob Stevens

2 months of rents. It was supposed to be just August but September came so I’m sure the tenant already deposited the rent on the 1st. There are no maintenane or other fees. The PM was initially just teling me that maybe the delay on the wire was because they switched to ACH but we waited for days and still nothing. I suggested we use a different wiring method but I don’t think he wants to because he just keeps teling me that they’re ‘mtrying to resolve the issue asap’’ I asked for proofs of the attempts to wire the funds to my account. He told me he’s going to talk to his partner for it but really hasn’t provided me anything. He stopped responding to my emails and calls. I sent an email and already warned him that I’ll be filing a complaint. So that’s what I’m trying to figure out now — how to file a complaint, fire him, and get all my money back so I can immediately replace him with another one

@Rachael Schwalenberg

I looked him up online and he doesn’t seem to be a realtor. Other wise, I’d do exactly what you’re suggesting

@Jill F.

I feel like I got a scammer after reading all this info about my PM. He got at least 2 months of rents. I’m trying to find a good PM who can help me with this problem and replace him but I’m not sure if I need a lawyer instead

Hi everyone,

Does anyone know any great lawyer who could help me handle a case with my current property management company? My PM isn't wiring the funds to me and has stopped responding to my emails and doesn't answer my calls. I've tried researching how to file a complaint online and called some numbers but wasn't very successful . That's why I've decided that I'll just hire an attorney. I really need a good one and not just any attorney, one who can handle this type of case. Thank you so much in advance!

@Cheza M. What is the company? I have a PM in cleveland and I'm not pleased at all... although payment isn't a problem

 VanBaker company. I’ve always felt uncomfortable having them as my PM in day 1 when I bought my first turnkey property. What’s yours and why are you not pleased with yours? So people can be aware of the bad PMs to avoid

Hi all,

I need help filing a complaint against my current PM who's not wiring the funds to my account. His company is located in Cleveland Ohio. I've tried calling some numbers but weren't successful. Most just ask you to leave a voice message but they don't really call you back. Does anyone know where exactly I could file a complaint? What website, emails, phone numbers I could use? Thank you so much!

 I would get your attorney involved to rectify the situation, and make sure you are filing a complaint that they cannot come back after you on for something.

 I don’t have a lawyer yet. Is it the only way to fix this issue I wonder? I’m just not sure how costly and long it’ll take to resolve this kind of problem as it’s the first time it happened to me

 Hi Cheza, our team in B2B Property Management can give you the answer you want, I would love to have chat with you about a few details. If you can check your DM. Keep it up!

I’ll need a new PM soon. I need some credentials and references.  I can’t be bothered with another bad PM

I would definitely involve an attorney in this dispute. Let me know if you need an attorney and I can connect you with them

 I don’t mind involving a lawyer if it really what I have to do but I’m just wondering would it cost me a lot?

Your PM is more than likely a licensed realtor in the area. You could file a written complaint with the RE Board and BBB or send the PM a letter stating that unless there is an immediate response this is what you will do. I do not have phone numbers or websites for you but you can google for those with information you already have.

I tried looking him up online. I don’t think he’s a realtor. It just shows he an investor who owns a PM company.
