I am not sure what the laws are in your state regarding the foreclosure process or how long the process averages. The entire process from start to finish can be as short as 6 months or last for years, depending on each state and each property owners' situation. However, if the property is in pre-foreclosure you definitely want to act quickly. You want to find out as much information about it as possible. The lenders' primary focus is to recoup their money. If they know that there is a possible sale for the property they may be willing to work with you. However, do your due diligence before you become committed to this. Find out the payoff amount, including all attorney's fees. Be aware that payoff amounts may increase depending on where the foreclosure process is at that particular point. You can also contact the Sheriff's office to find out if there is a Sheriff's Sale scheduled for the property. Again, I am not sure about the laws in Maryland, but they usually have to notify the public 30 days in advance of a sale, so that should give you some sort of a timeline. Don't forget to do your due diligence and good luck.

Happy Memorial Day Everyone!

My name is Cherilyn and I am a newly licensed Real Estate Agent in New Jersey. I found Bigger Pockets while online and immediately fell "in like" with it. I have always loved all things real estate. I was the kid that would draw up imaginary floor plans for fun! I worked in the mortgage foreclosure field for over 10 years, eventually realizing that I enjoy helping people more. 

My goal in real estate is three fold. I am interested in working with individuals who are relocating to the area, investors in real estate, and I too am also interested in investing in real estate myself. My personal goal is to own both single family homes as well as a few duplex or triplexes. I have frequently heard that some real estate agents are wary of working with investors (why, I do not understand), but I would think that it would be amazing. To help another person, who is just as excited about the industry as I am, achieve their goal? I'm all in. I am also in the process of obtaining my real estate license in Pennsylvania as well. 

There is no topic that does not interest me, as I have been reading many members' forums. Everyone seems to have great insight on many topics, so if you have any advice, I am certainly all ears. I wish everyone good luck in any and all ventures.
