Trust me I see it happen all the time with investors who invest out of state.

Another suggestion I would look into using the $50k you have and invest in Costa Mesa I understand the prices are much higher and cash flow will be much less than other areas but you gain a lot of experience by doing that close to home.

Hi all, 

I am an immigrant (please forgive my English) and a newbie in real estate/commercial investment industry in this country. The only experience I had was buying my current condo in 2012. I was totally lost by signing the papers, much much more than I had to do in my own country. 

I love the warm and supportive atmosphere within this community after reading some posts. I am very interested in digging the game rules on this land and starting my dream along with all of yours.
