Hello BP Family,

I am trying to choose a brokerage and am wondering if there any brokerages in the Tampa/ Wesley Chapel area who do intense marketing for the individual realtor.

As in, direct mail, door hangers, business cards, website...anything of this nature- that is personalized with  the realtors picture..etc.  

Strong Marketing is most important to me when it comes to finding a good brokerage.

I am a realtor and I intend to get my brokerage license. 

Could anyone give a few pros and cons of transitioning from being an independent realtor to an independent broker? I am most interested in the financial and liability pros and cons. 

I do not plan to have any other agents working for me (initially). 

@Marty True Can you further explain? As a wholesaler, I would find distressed properties at deep discounts and ultimately assign the s&P agreement to an investor for an assignment fee. 

@Pavlos Kasselouris Im going to be getting my brokers license as well. What was your motivation? Do you plan to act in the form of a broker-realtor or open your own brokerage? @Meyah Manigoe I hope you're right. I wonder if a broker sees things the same way. 

Hello, I am a Realtor in Florida who intends to wholesale and rehab properties as deals come along...I just don't want to "send the business across the street". 

Would a broker typically be okay with me doing off-market deals while s/he is covering my liability for on-market residential deals? Does this create any conflict of interest or issues that I do not see from my point-of-view?

Hello Bigger Pockets Family,

I am new to wholesaling in Washington and have a motivated seller. The issue is that we need to negotiate a short sale in order to get the property balance down. The seller just wants to avoid foreclosure. I was informed that the property first needs to be listed with a realtor and then some forms need to be filled out. 

Have any other wholesalers had to do this? Does the realtor commissions cause any issues with the spread? And shared experiences would be great.
