Purchase price: $254,000
Cash invested: $3,000
Sale price: $315,000

A friend needed to sell her house in Gilbert. Putting in a small investment with a deep clean, new carpet, paint, light staging, and minor home fixes we were able to sell the home over asking price.

What made you interested in investing in this type of deal?

My friend needed help fixing her home to sell it fast.

How did you find this deal and how did you negotiate it?

Personal friend.

How did you finance this deal?

I fronted the cash to fix up the carpet. My partner fixed drywall and a few other things. My friend put in work to fix the paint, clean, and stage the home.

How did you add value to the deal?

We all worked really hard to get the home fixed in a week and ready to list.

What was the outcome?

The home sold $15,000 over asking price.

Lessons learned? Challenges?

You do not have to rehab a whole house for it to sell at top dollar.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a real estate agent. I helped my friend do a light remodel to sell her home for top dollar.

What made you interested in investing in this type of deal?

I wanted to experience purchasing from the auction.

How did you find this deal and how did you negotiate it?

Hi hired a local auction bidder.

How did you finance this deal?

I used Private Money, Hard Money, and some of my own money.

How did you add value to the deal?

My partner and I worked at the property to continue our learning process and save some money on handyman work.

What was the outcome?

We fixed up the home in 4 weeks and closed December 31, 2018. Great way to end the year!

Lessons learned? Challenges?

Do not list a property the day before elections. Do not list a property between the 5th and 25th of November.

I am a real estate agent and I listed the home.

What made you interested in investing in this type of deal?

At the time, the neighborhood and nearby location was being heavily remodeled.

How did you find this deal and how did you negotiate it?

The purchased the deal from a local wholesaler and was credited $3,000 at the time of acquisition because the home was vandalized before COE.

How did you finance this deal?

I had a Private Money Lender and Hard Money Lender.

How did you add value to the deal?

My partner and I were at the project daily doing some handyman work ourselves to save money. We also learned a ton about a full rehab during this project.

What was the outcome?

We sold the property all cash and made a profit.

Lessons learned? Challenges?

I learned that rehabs are expensive when you have to fix everything.

My 1st and favorite fix and flip of 2018.

What made you interested in investing in this type of deal?

I wanted a cosmetic fix and flip for my 1st.

How did you find this deal and how did you negotiate it?

I bought this deal from a local wholesaler. I built a relationship with one of the company's reps and let the rep know what I was looking for. I specified a purchase price of $175K or less that needed a remodel $20K or less. The rep called me when he had a deal that met my criteria to give me a heads up. He was very nice to do this because deals like this fly off the shelf in Arizona.

How did you finance this deal?

I use a Private Money Lender and Hard Money Lender.

How did you add value to the deal?

My partner and I were at the house every day doing work ourselves to learn the process remodeling a home and save some money on basic handyman labor.

What was the outcome?

After all costs of selling the property, the profit was $23,000 and we turned this property extremely fast.

Lessons learned? Challenges?

Finding trustworthy trades who do what they say they are going to do at the price they say they will do it.

I am a real estate agent and listed the house myself. I found one of my current go-to hard money lenders.
