I walked a property today for a flip with a contractor who I really liked and he seemed like he is really knowledgeable. But then learned he's not licensed and insured. Now I'm really torn, but think it just has to kill it for the issues of risk. Any thoughts on this?

@Jonathan Greene Makes sense. Getting a license is pretty easy. But then I'm not sure about the cost/struggle to access the MLS once I have one. Do you know the general costs? i.e., is it worth getting the license as a newby to the field? And if not, what other suggestions would you have for getting the comps I need to accurately assess ARV on flips?

Does anyone have advice on best software to use if I can't access the MLS yet? I'm an investor in short term rentals as well as flips. I've looked at Deal Stream, Prop Stream and Deal Machine. Would love anyone who has had experience with any of these to give some feedback on pros/cons.
