Am also wanting to connect with PNW wholesalers. I wand to buy, flip, etc. l live in Tacoma and am interested in deals in Tacoma & surrounding areas. 

I need a 300k loan to buy & rehab a duplex I want to add to my portfolio I am not going to live in it so I am looking for a landlord loan for an initial purchase & rehab. Need at least a yr to refinance as I want to us rental income to qualify.

Questions:

1. Has anyone used InTrust Funding (Bellevue Washington) or Core Vest Financing? What was your experience with initial funding, preapproval and payouts.

2. Does anyone know a private lender in Tacoma WA or surrounding area who will let landlords use a property with 100% equity in portfolio in lieu of down payment.

3. Any other advice is welcomed

Has anyone had experience with InTrust Funding in Washington for hard money loans? Was a positive or negative experience. What are their negatives & positives?

Hi to all,

We need some input from more experienced investors. We are retired in Tacoma and newbies who are not sure what the next step is. Would appreciate any ideas on getting financing or other investment ideas.

We have good-excellent credit ratings, a duplex worth 300k with 100% equity, income from duplex rental & social security and $50k in ready cash. We are looking to buy another duplex in Tacoma area but are having difficulty getting financing.

We have talked to Alaska Credit Union and another bank in Tacoma. We found the the following:

1. Credit Union - would give 3/4 of worth of duplex but would only let us use 3/4 of rental income + social security income toward qualification.

2. Bank - wasn’t interested in duplex in deal. Would only count 3/4 of rental income

Does anyone know of another credit union or hard money options in Tacoma? Or Nationally?

Should we just invest the 50k in something like Lien Notes, Fundrise or other real estate investment group? We want a monthly income stream.

I live in Tacoma WA. I recently bought a duplex & am rehabbing it for good rental cash flow (have 1 renter currently). This leaves me with 100k for Investment. What is the best option to build my real estate holdings or earn additional income - hard money lenders for flip? Investment in crowd funding? Other options? What is my best way forward?
