There are too many people here on BP that will pull the trigger if they can just get one, that to me is not a true win. Cash flow will feed you today, but appreciation is what makes you wealthy later.

Reed Kelly, It is $8,900.   The tenant was brought to me by the RE firm I hired.  They also drew up the lease, but then I took over management as that is not a service they provide.  The tenant stated that he did not have a ss# (which was not true because he is in bk now with one)  He stated that he had just arrived in the Country a few months ago as a rep for a furniture company in Denmark to furnish the new Mercedes Benz HQ in Atlanta and also the We Work facilities.  We confirmed with the companies in Denmark.  He also stated he had not had any prior evictions on his application.  I was presented with this tenant and told that I would have to accept that i could not do a background check due to his residency status being so new (again, not true, evictions going back to 2014).  I am looking at another 60 days from now if my Motion to lift the stay is granted.  

I am dealing with a professional who moved into my home in May 2017 and paid the first few months rent. Then I received partial payments and lots and lots of excuses about a promise for full payment and this drug on for months. In December I filed the dispossessory  and started court proceedings. There have been stalls every step of the way, because as I said my tenant is a professional. Turns out this is his fourth evection and this is how he gets along living in the states. The rent on this property is $8900 a month. I have not received rent since October of last year. The property is in Fulton County Georgia and the courts are allowing him to stay. I received a writ of possession a few weeks ago and the Marshall. was scheduled for Thursday of this week. Last week my tenant filed for Chapter 13 bankruptcy, the writ was rescinded and he was granted a stay. I am in need of a really good attorney in Atlanta to get me through this and take me to the end.

Hi All, 

I am pretty new to Bigger Pockets and am enjoying all of the information and camaraderie that it offers.  

I listened to a podcast recently and it has motivated me to move my investing to the next level. I have been an investor for the past 18 years and currently own 5 SFR in the Atlanta area that are long term rentals. They have all had good tenancy records and have appreciated in value very nicely.

To facilitate the change in direction this year, I would like to sell 2 of my current SFR that have just been vacated to free up some capital. The problem is that I have not had any luck finding someone to list my properties. I contacted a Bigger Pockets member that seemed interested in listing and then was a no show to the listing appointment last week.

I appreciate any leads or suggestions.
