Post: Splitting lots in Roseville (Placer County)

Hi Everyone! We're evaluating a deal in Roseville which comes with a double lot (11,000+ sq ft), each end of the lot on a different street.  Does anyone have experience working with the city of Roseville to split lots or change zoning (potentially to multi-family)?  How difficult is the process and how long does it take?  

Any advice would be greatly appreciated!!

Coming from the other side, depending on the size of the deal, and the length of time, I've paid anywhere from $500.00 (A-B C-D closing, held funds for less than an hour), all the way up to $5,000.00 ($2,000,000.00 home, cash buyer contingent on their sale closing. Deal held over for almost five full days - charge was $1,000.00/day, $1,000.00 accrued at 5:00 PM daily). Depending on how strong the buyer is, and how well you know your client, charge accordingly.

Hi Everyone!  I am looking for an area in Northern California outside of San Francisco Bay Area to focus on for my wholesaling business.  Some ideas are Elk Grove, Folsom, Roseville, Merced, Brentwood, Tracy.  Do you think any of these areas would be good for wholesaling? Why or why not? Any other recommendations?  Thank you in advance for all your advice/recommendations!!  :)

Hello Everyone!  I am new to real estate investing and would appreciate any advice/recommendation you can provide regarding the best areas for wholesaling in Greater Sacramento.  I would not wholesale any properties I would not feel comfortable to fix & flip or buy & hold myself.  With that said, I am looking for A/B neighborhoods with decent amount of fix & flip activities.  I am also looking for investor friendly agents to work with if you know anyone.  Thank you!! :)
