@Luc Boiron Ideally I enjoy where I currently live, however If I were to find a property closer to my current full time job I considered moving in. But the more I research and you also confirming this it seems investing and moving in is the best option, I just wasn't sure initially if,  not occupying the home myself was even an option or if I would be obligated to have to live in the property. Ideally I would love a duplex or triplex of some sort if it came down to me living in the property as renting out rooms seems less enticing, But I will defeintley be seeing a morgage broker asap to determine if a multi fam would even be in my list of options. And I currently was just actually looking into first home buyer benefits and one of the bullets was on transfer tax! I also saw the RRSP area and are you aware if this would need to be payed back if used? Some forums are stating if you take money out of an rrsp that you than begin a finance to pay it back. And thank you for all the info its really helpful I really appreciate it!!

Amazing helpful info! Thank you! I figured that their would be a difference between US/CA and that might have been the reason why I didnt quite understand the question. When I go speak to a mortage broker will they ask me my reasoning to borrow? And if so any tips on what to say? Should i state that im trying to invest? Appreciate the help!

Hi BP fam! So I recently listened in to Brandon's webinar yesterday afternoon and toke some notes, followed by questions I may have later. One of the things I toke from the webinar was his action step for anyone first starting out. He wanted everyone within 24hrs to go and contact a local lender to find out your ability to borrow from a bank. I want to take this action step however I am unsure of the following: 

-What kind of bank I'm necessarily looking for (I live in Canada so I'm not sure what banks to consider big vs 'small' and if going to just any bank or the bank I currently bank with is even an option.

- Afterwards I would be unsure of what questions to ask/ what to go in looking to leave with, what should my questions be? What should my end result be/goal to leave with?  Should I go in looking to ask about if I'm able to finance towards my first real estate investment or should I just simply have them think I myself am looking to buy my first home and just find out if I would get approved? Is their any specific questions I should be looking to ask, that I could write down and prepare before going in to ensure I leave with the right answers?
