I would 100% theme it out. You don't have to go crazy, but even simple things like a horseshoe or a spur goes a long way and can liven up a large swath of wall space. Would also recommend a rug in the living room at the very least, ideally in the bedrooms as well.

And professional photos for sure. Have them come out on a sunnier day.

BTW is there a specific reason why you are not allowing shorter stays? Local regs? Also agree with allowing pets, the extra fee is nice and really adds up.

Hi @Jon Martin - Thank you for the feedback, it helps! There's actually no regs yet on STR's in Cheyenne, thus everyone converted their long term rentals to STR's during covid and it's over populated. It's hard to compete in the STR scene, I was working to solicit to a different cliental to stand out amongst the rest. We also have full time jobs in software that are very demanding so I figured less turn overs wouldn't be as much work. Cheyenne is growing and a lot of data centers and fulfillment centers are being built which pulls in short term work.

Can you talk more about the pet fee. It makes me very unsure LOL I just worry about all the damage possibilities. What do you recommend for a pet fee? Are you open to all animals or just a select type? Do you mind sharing any experiences - good or bad? Thank you!!

@Chelsea Lingenfelter have you considered using Furnished Finder? Are you near hospitals? There are Facebook groups for connecting landlords and medium term travelers.

Hi Vicky - I did consider using Furnished Finder but we didn't have a good experience with them with another STR we have in a different region. We are in a perfect spot between the VA Hospital and Cheyenne Regional - 5 minute drive to each. Have you had a good experience with FF? I would love to know more. Thank you for the feedback!

@Chelsea Lingenfelter, First I must applaud you for putting your listing out there for all to view and criticize. Second, for not taking any of them personally and being open minded. There are 2 things I would add that have not already been mentioned.
1. I would get some new sheet set. something simple off amazon to brighten it up a little, yet easy to wash. Duvet covers are key b/c comforters are a PIA to wash.

2. I would spice up the exterior a little but with some new mulch. After you grass has came back and it looks nice and green, take some new exterior photos during a nice bluebird day.

3. consider allowing pets with additional pet fee... hard pill to swallow but lots of pet owners out there. If you do decide to go down that route, know the ins and outs regarding service animals and emotional support animals.

But, your biggest bang for you buck will be professional photos :) Keep on crushing it.

Hi @Ben Einspahr - Thank you for the kind words! I did debate replacing the sheets to a crisp clean white set, so thank you for that feedback. We'll get those changed out. I'm very unsure about allowing pets. The main reason we decided against pets was damages and cleanliness. How much do you recommend charging for a pet fee? How do you handle pet damages if they occur? What if the damage is more than the guests fee under - are you just SOL? Any insights or details would be super helpful to understand. Thanks for your time!

Hi Chelsea! I'd highly highly recommend getting professional photos taken. Having them has statistically been proven to increase rates and traffic to your property. Also, try using a dynamic pricing tool on airbnb and vrbo. Pricelabs will competitively price your property depending on your competition in the area.

Thank you @Chris Henry!! Great call out on the pricing tools. I will look onto that!

My suggestion in addition to what everyone said above would be to figure out your demographic. Once you do that set up the property for that demographic and write a listing that is a lot more detailed highlighting the key features, amenities, and other details your demographic is looking for.

Thank you @Jacob F. ! Great advice. Understood and will do!

Quote from @Jamie Banks:

Hi Chelsea,

I’d recommend listing on ALE Solutions (for insurance agencies) and Furnished Finder (travelers looking for 30+ day stays) as well.

Hi @Jamie Banks - Thank you for the feedback! :) I did add our listing to ALE but never heard back, have you had luck with them? Is there a dept within ALE I should be reaching out to instead?

I just saw how close F.E. Warren is.

I’m active duty Air Force.

You can share your listing on sites like:

AHRN: https://www.ahrn.com/

Military by Owner: https://www.militarybyowner.co...

Maybe speaking with the base housing office has listings they share with incoming/ outgoing members and add your listing.

I wish you all the best. You took action.

Thank you Hamp!! These are great resources! Thank you for sharing, very much appreciated. Is there a dept in Base Housing I should ask for or just the general line?

How blunt can you handle for the listing? :D Because I believe that is your problem.

 Hi Sarah,

I'm open to honest, blunt, but respectful feedback. I want my listing to succeed so any ideas you have lay them on me! :)

Of course, I'll be respectful...I run a business too. ;)
The biggest thing that stood out to me is the photos and design of the home. You need something that is pleasing to look at and make people what to stay there. And I agree with a former comment...the photos HAVE to be better than what they are. There are over 1.3 million listings on AIRBNB, Cheyenne has several hundred. It helps you're a mid-term rental since I doubt there are that many out there. But it needs better design and most definitely better photos for your listing to stand out from all the others.

Hi Sarah - Thank you for your feedback!! This feedback is what I needed to show my husband their IS need for a new design. I've been wanting to repaint the interior of entire unit a more trendy but neutral color. The yellow walls kill me LOL
Would you recommend a "western" themed design since we are out West or some things more neutral but trendy? Is there anything you can call out about the design? Do you feel like the flow is off?

Oh, my word this just cracked me up!! Yes, design is very important! I just read that you can increase your bookings by 20% just by good design. I am more of a trendy person when it comes to design, but since you're in WY you could mix in some western elements. But here are some things that stood out to me right away (and I didn't even notice the paint color ;p ).....

~Curtains in the living room don't match.
~There is way too many mix and match pieces in the living room....either choose wood, black, or white furniture to go with the couch.
~Living room wall decor feels to mix and match and doesn't flow.
~A rug under the couch would help to anchor the room, make sure it's a good size and not to small or large for the room. And you probably don't need one under the desk.
~Add some fake plants, decor pieces, etc, and maybe some cute desk items. But not too many so people can still work there.
~Taller lamp and maybe even an arch lamp on the other side of the sofa would look nice and give balanced light.
~Add some color! Pillows are a great way to do that!
~Kitchen is cute but add some plants to the hanging shelf.
~First bedroom lamps could be hung from a hook in the ceiling and the cord would come down and still get plugged in like normal. That would help with the small room, bed in front of window, etc. If you do change the lamps add a stack of old books with a string of pearls plant in a pot on top.
~Add a rug in each bedroom...no matter how small the room is a rug really helps to anchor the room and give it warmth.
~Second room...get the chair out, unfortunately the room is just too small. And change the artwork out, it's way too small for that room. The larger wall could actually use a nice piece of artwork.
~The second room could probably use a bigger/taller lamp and table once the chair is gone.
~The chair in the second room could actually go in the living room if you do some wiggling around and maybe get a smaller piece under the tv.
~Either get a real runner for hallway or just nothing at all looks fine too.
~It does look like the outside could use a bit of painting, but in photos it's not bad! If you could find a small cafe type table and chairs, with some pillows and another fake plant on the table, it would help to spruce the porch up. You could even do some light landscaping this summer. To be honest if people walk in the house and go "Wow this is so nice!!" they don't notice the little things outside that'll need updating before long.
~Try to use the same colors and design throughout the house, that helps make it flow together and round everything out.

There are some ideas, you can do all of them, some of them, or none at all, but that is what stood out to me as soon as I saw the photos.

Hi @Sarah Kensinger - Your feedback was amazing! This was extremely helpful, thank you for being specific. I really appreciate your time! :)

I agree on the photos. I have a friend who is starting to get back into real estate photography after taking some time off. She's amazing, but would probably give you a promo rate when she works on getting her name back out there if you are interested in getting some good photos. Please DM me if interested.

Thank you Mariah!! I will DM you. Nice to see a fellow WYO resident on BP! :) Go Pokes!
