Thank you for the tip! My plan is to contact some local Real Estate Attorneys, and Title Companies, to give me hopefully some more knowledge. Even tough, I am in information overload right now and working a full-time job at night. My brain hurts but my blood is pumping due to excitement because of the potential that lies ahead of me. Thanks again, and will be grateful for any more info you offer.

Well, I can't say that I do know how to comp properties or estimate rehab costs because I haven't yet. But I do have the knowledge, and the tools to perform those tasks. I have been in the construction industry, mostly residential renovating, so I know how to spot damages, repairs, and/or things that need to be replaced. I've researched different platforms and found one that provides comp analysis along with a rehab calculator tool. They also provide training videos and webinars. And after watching videos and familiarizing myself with the platform, plus I have determination, that I can absolutely get good at this.

 I realize that the competition is one step, if not multiple steps ahead of me, and that is okay because I know that I can reach people who will say yes to me. I'm not looking to step on anyone's territory, rather wanting to help people that are in distressed mode because they are losing their home, are whatever the reason is that they are motivated to sell. 

My only hurdle is the fact that I don't know the Real Estate Investing industry that well, so I don't know where or how to find the right documents for my wholesaling transactions.

I've began generating pre-foreclosure leads, which I am able to filter out just ones with high equity, owner occupied, and no auction date, yet. And with this list I can run a marketing campaign using the same platform that generated the leads. So, yes, I know the leads I am going after.

And just to be clear, not too many things in my life so far have ever been easy, except to maybe mess it up, and I'm not interested in doing that, so I'd rather take the hard way.

So, I have decided to take action in becoming a Real Estate Investor by focusing on finding Off Market properties. I have formed/created an LLC, just waiting to receive my EIN number, so I can start contacting the leads I find hoping to get them under contract. But, realizing that I don't have a "contract" template, how do I even make an offer? Where do I find contracts to use for wholesaling? If there's is anyone that can help me with this, please respond. Thank you!
