I live out of state and this will be my first time renting out my condo or any property. I have set my keypad so there’s several one time codes I can give to potential tenants that would like to view the condo.  I want to do a background check or at least verify identity prior to giving out a code. How do I do that without having the tenant pay for a background check? Or should I just ask for a photo of ID and do a pre-application questionnaire? 

I’m looking into Caretaker but having issues getting them to verify my phone number which makes me worried about how the rest will work.
