initial information:
1.6 acres, raw land. Already Metered both electricity and water. View lot.

On the lagoon off of Manchester , across from Encinitas Country Day School.

I can’t remember percentage of exact buildable acreage off the top of my head  but it was in the 70s? Feasibility report has the exact numbers. 

I have 4 neighbors willing to split sewer costs. (Estimates 250-300k/4+) 

And agreement from direct neighbors to annex their driveway. 

I have architectural plans for multiple housing units. 

R2 zoned and each lot (2) is approved for both a residential dwelling plus ADU.

Anyone have any experience subdividing in San Diego? I recently acquired a 1.6 acre property in Encinitas on Manchester on the lagoon— with the intent to build a modest house near my favorite surf break, and recoup costs by parceling off the other half of the land . 

The property is R2 zoned, and subject to Coastal Commission regulations. I am able to subdivide, and have had the land surveyed.

I’m so out of my league though. Help! Lol
anyone have any experience they can share? Mistakes to avoid etc?
