What would be a good starting amount? I would want to maybe get a duplex or something like that. Going into debt is not an option for me as i follow "Dave Ramsey" and would like to not have to go into debt then struggle to make it if i don't make deadlines. What would be a good range for home repairs if i was to look into foreclosures if i was looking in the 40k cash range for the property? i realize this is not the fast way and i understand that but i feel that this is the most beneficial way to manage what i have.

i am 27 years old and am wanting to learn more about investing in real estate. I just started listening to the podcasts today and i heard something that i like and something that i found odd. My main reason for wanting to know more about investing is for financial security, thats is why for my investments i want to pay cash, but before i get that far i need a lot more information. i have a wife and 3 kids and like in a small town with a population of 12 thousand. i love to cook and went to culinary school.
