I have access to the MLS system in my town because my sister works as a secretary for an appraiser, and i was wondering if anyone could teach me how to do comps? I know this is asking alot, and I'm really sorry, but i must learn how to do this. Thank you all in advance.

If a forclosure is owned by the bank, is it possible to use HML being that most banks want a pre approved letter and 1k down payment? How could someone work this using a HML? Thank you in advance.

it all sounds good to me :)

Does anyone have a spare minute to help me out please? Is this a private members only forum? Or, was the question i asked just too dumb to deserve an answer?

Hello Todd, i am a fence watching investor, trying to find a way off the fence and in the game. I also live in Knoxville, TN in the Western Ave. area. If anyone has any tips to help me get the financing and get started, please let me know. Thank you all in advance.

Hello everyone, im like fresh out the wound in the real estate business. I have found a person who is in default of their loan, around 3,500 behind in payments, have a 102,000 balance to the bank, and i'm pretty sure the house will sell for 160,00 once its finished.

My uneducated guess would say the repairs would take less than 10,000 to complete. And i'm pretty sure they would probably sell the house for 120,000. If all this is true, what do i do next?

I am not in the real estate business yet, this property just kinda found me, if you know what i mean. I have a really low credit score, no capital whatsoever. Do i even have a chance of making anything on this deal, or am i only dreaming if i think ANYONE in their right mind would finance a person with bad credit and no experience? Thank you all in advance.
