I'm actively looking at a duplex near Pittsburgh, PA where the numbers make sense and the option for forced appreciation exists. It's a great location near the hospital and in a thriving community. 

The issue is the existing landlord has no rent rolls available and no active leases in place. The duplex is fully rented but each side is month to month. Upon inspection of the property one side has been taken care of, the other side has not. I get the feeling rents are not coming in and this is the reason for the sale. 

Has anyone dealt with a situation like this? This is my first deal so I'm trying to gain more perspective from someone who's dealt with a similar situation.

@Jeremy Pace Are these neighborhoods you would invest in or would not invest in? I live in the area and agree with your comments on WH but I am also suspect of some of the others like Carrick as the school ranking is low. I'm in the process of narrowing down my criteria for rentals and just wanted to dig in more.

I am actively looking for a property to BRRR near the Pittsburgh, Pa area. I was discussing the cash out refinance with my realtor who said that the laws in PA makes it nearly impossible to do a cash out refinance on an investment property.

Is this accurate? Does anyone have experience with this in the PA market?

Hello everyone,

I am new to real estate investing and currently vetting a number of multi family home sin my area 15012, 15423, & 15063. I have been listening to the Bigger Pockets podcasts on iTunes for some time and have made the decision to pursue real estate investing in addition to my 9-5 as a corp marketing manager in Pittsburgh, Pa. After listening to the podcasts and reading the guides my area of focus will be multi family homes. I appreciate all of the valuable information that many f you have provided and I am excited to become part of the community here.
