LLC's in NM are really inexpensive to set up and there's no annual fee - it's one of the best deals in the country. And, I'm pretty sure, you do not have to be a resident nor does your business have to reside within NM to set up/use a NM LLC...

I used to have a stackable combo unit in Manhattan.  It couldn't be vented outside due to city regulations so I had a Condensation Dryer.  Sam Leon (above) is right - if it can't be vented you'll likely have to go with a condensation dryer and they not only dry very slowly but they never really get your clothes fully dry.  However, it is a viable solution if you've no other choice - just be aware of the drawbacks...

I see it's suggested that I attend some local REIA club meetings. Any thoughts or suggestions on that? Is there a guide that lists these for the area?

@Paul Timmins Thanks much for the thorough response!  I'm thrilled to already be connecting with and getting information from such good sources.  I'm glad I signed up.  

With UNM nearby (and my partner in grad school there) I'm seriously considering student housing as my 1st rental property.  Any thoughts on the increased risks (especially maintenance) with student housing?  I guess I have a mental image of drunken frat parties that destroy the property - just wondering if that should dissuade me or not...

Welcome Michael.  I'm new too and just getting started with doing my "homework" as well.  I see we're in neighboring states - perhaps there are things specific to the Southwestern Markets we can share.

Hi - my name is Charles and I'm exploring becoming a real estate investor (rental properties). This is something I've wanted to do for over 2 decades (beginning with my purchase of Carlton Sheets' course many years ago). I'm ready now and excited to take this next step.

I've owned several homes (including a Co-Op in Manhattan) and am well-versed with real estate as a primary residence - I've done quite well with the sale of each home after cosmetic/landscaping investments. I want to build that same level of competency in rental properties and would consider "flipping" a property if the deal makes sense but that's not my focus. I'm looking to create additional income streams for retirement from long-term rental properties.

I recently moved to Albuquerque, NM from Manhattan and would like to connect with other investors/service providers in the area.
