Purchase price: $201,000

I was the representing agent for my buyers on this investment home. They were looking for a single family home with low Maintenace costs for them to use as a long term rental property. I was quickly able to find them this 2 bed 1 bath residence located in Port Richey Fl. The benefits of this specific home was it included paid for solar panels, eliminating any electrical costs. I was also able to negotiate $9,000 off the original asking price and include another $6,000 towards closing costs.

What made you interested in investing in this type of deal?

Single-family residence fix & flip investment.

Purchase price: $144,000
Cash invested: $35,000
Sale price: $280,000

This 2 bed 2 bath single family home was purchased off market, we were able to negotiate in electrical and pluming costs into the sale that were found during inspection. the total remodel of the home was completed in just over 5 months time, with almost all of the work being completed by myself and investing partner.

What made you interested in investing in this type of deal?

My mentor and ability to complete most of the remodel my ourselves.

How did you find this deal and how did you negotiate it?

The deal was presented to us by a fellow agent who was going to list the property. the original asking price was $150 but after further inspection we found out the house would need a new electrical breaker and main power lines along with new plumbing from the second bathroom to the septic. We were able to negotiate those costs to come off the asking price. And closed at $144.

How did you add value to the deal?

We completed a full remodel of the house excluding the 4 year old room and 3 year old A/C. New windows, luxury vinal flooring, removed a wall in the kitchen to open up the house and added a island. new cabinets with granite and new appliances. remodles bathrooms. new front door and new doors throughout the house. resurfaced garage floor. new paint interior and exterior. We added a split unit A/C with heating to the enclosed Florida room to add over 300sq/ft in living area.

What was the outcome?

Great, the total cost of the renovation went above what was originally estimated but we were also able to sell for over what we originally valued the house post renovations.

Lessons learned? Challenges?

For us it was important to complete most of the work ourselves since we had the capability and tools to do so. This saved us thousands. Towards the end of the remodel we contemplated keeping the home as rental with a strong rental market in the area. but then we wouldn't have gone to such a extent with the remodel.
