My wife and I have a long term rental in Jacksonville Florida and have been running into issues with our current manager. We are looking to meet with a few potential referrals to replace who we currently work with.

We closed on a property in Mesa, AZ and are looking for a lender who can lend up to 80% LTV on an investment property for a cash out refinance.

We have some lending relationships who have advised us that things have changed in the last few months with the rate increases and they can no longer do 80% LTV for cash out refinance of an investment property. We are hoping this is not the case for all lenders.

Would love any referrals!

Hi all!

My wife and I have an investment property in Mesa that we need a plumber and a potential landscaper (or someone who can do yard work) to help us get the rehab finished.

For plumbing, we need someone to install two toilets and shower trim for 2 showers.

For landscaping, we are looking for someone to help us add a little bit of curb appeal while keeping costs low.

If you have anyone that comes to mind or would be open to doing the work yourself, please let me know!

My wife and I are doing a BRRRR in Mesa Az and are in need of a countertop person to redo our kitchen.

We had one but things didn’t work out so hoping someone on the forums has a good contractor they like and want to give business to.

My wife and I just closed on our first investment property and are excited yet feel a bit stuck and unsure of what our next move should be.

We have been mainly focused on the BRRRR method out of state (we live in California). We would also like to expand into the seller finance/creative finance realm but don't know many in this space. We have been networking in Florida, Arizona and Indiana (somewhat) but always feel like we are missing one person in the equation - either a rockstar agent, contractor etc.

We have two excellent lenders and a handful of good property management options but are looking to network and trade contacts/ideas with other investors who may have great realtors/wholesalers.

We are open to partnering with the right people as well.

The main goal here is just to start a dialogue with anyone who would be interested in having a conversation, whether that be a rookie, veteran, agent, contractor etc. We will add value in any way that we can!
