Hey BP,  why is it necessary for a seller to have higher equity in their home when doing a wholesale deal? What happens if they don't have equity?

Hey BiggerPockets, what are some places that I could get a list of potential leads to cold call as a beginning wholesaler? What are the best lists to call, and where could I get them for free or cheap? All replies are appreciated!

Thanks for responding @George W.! I know that people not likely wouldn't take me seriously, no offense taken! Quick question, I know that it is possible to cosign on a mortgage under the age of 18(In Michigan), would that apply to a sellers contract as well? Thanks!

Hey BiggerPockets! A little background info about me, I am currently 15 and got bit by the real estate bug about 6 months ago. I have all the same problems as most aspiring "investors" such as little experience(Beyond what I've learned from the numerous podcasts and webinars), very limited capital and so on. In addition, I am obviously below the age of 18. Because I don't have much capital, I see wholesaling real estate in my area as a good way to build my network, reputation and  capital. What are the main problems I will have because of my age? What are some potential legal issues I might have? And most of all, is this a feasible idea? All replies are appreciated!

Hey Bp, is it necessary to wholesale only to cash buyers? From everything I've listened to it seems like there is a heavy emphasis on cash buyers, but it seems like that would limit the number of investors you could sell to. Can anyone give some insight?

Hey Bria! The fear of not being able to find a buyer is a genuine problem! To avoid any problems associated with that, make sure you have an "out" clause in your initial contract so you can exit the deal if needed!

Hey BP! Little background info, I am 15 years old and looking to buy a house before my 16th birthday! How do I, as a teenager, go about getting a loan? I have almost no cash, certainly not enough to buy a house and only work part-time. How do I get a bank to loan to me? I would love any advice, and all responses are appreciated!

Hey BP! When looking at BRRRR deal, how fast can you get a refinance? Can you technically refinance the second you have the house appraised after rehab, or is there a waiting period?

Hey BiggerPockets, when renovating a house, what adds the most value to the home? Should my money be going to pulling up the floorboards and putting in a shiny new floor, or purchasing steel appliances?(This is just an example). In short, what changes add most to the ARV?
