Hello,

My tenant has been a caretaker for his brother for the past 6 months, and his brother has been living in the unit. His brother is going to rent his own place and needs a letter from me stating that my tenant was taking care of him.

Is there a form letter to fill out? Is there any details that should be put in or left out? Are there any legal concerns that I should be worried about?

Perfect, adding those to my question list. The sentiment trap sounds necessary for our house. We had a lot of that flow through the well when we were getting the pipes fixed from the well to the pressure tank.

The forced air/boiler is another winkle. We currently have forced air through an oil furnace, the furnace only goes to 2 of the 3 units, but the problem is that the ducts significantly lower the height of the ceiling in one of the units. We are going to renovate that unit in the next year or two, and personally, since we are stripping to the studs I want to look at alternative options. (literally a 6'5 bulkhead right across in the middle of the unit)

I'll have to look into adding a second unit, I'm not sure the current one is good enough to last, even with a diminished capacity.

Thank you for the detailed response, this is exactly what I was looking for. I was a bit concerned when the company representative didn't even take any measurements outside of bedroom and bathroom counts.

I'll have to do some more breakdowns and calculations on my end to ensure we are getting the right product.

We recently purchased a Triplex (1BR, 2BR, 3BR) in Vermont. The house has 3 showers, and 6 sinks. The house was definitely owned by people taking shortcuts, and one major issue is a 35gal propane water heater for the entire house.

I'm looking for help on the following questions:

What size water heater should work?

Am I correct that a tank heater is the easiest/efficient route?

Is it better to go through my gas company, or to hire a plumber?

Should we get a water filtration system to help with buildup?

I am struggling to figure out what size water heater we will need. We had a quote come by from our gas company and he suggested a 50gal propane heater with a vent put in that goes out the side of the house at ground level. From what I'm seeing online, 50 gallon heaters are typically for a family of 5 or smaller. This will be a $4300 job from the company.

Due to my climate, and the fact that the heater is in the garage with gas lines directly to the area, tankless or heat pump are probably not the most cost efficient. With tankless, my concern would be that the house would probably need to be split between two or three. We only have one electrical meter, and one propane tank line for the entire house, so the bill couldn't be split you the tenants.

Hello BP,

Yesterday my tenant pointed out that the unit above was leaking in to their ceiling. There is a 6in water spot and 2in hole. I figured out that the issue came from the bathroom sink in the unit above.

The tenant is not here this morning, and it's not answering his phone. The maintenance mechanic is on his way to look at the issue. Do I have the right to enter the property?

I want to do a similar thing in the next 5 years. The major issue is permitting Here is a YouTube creator that just started on a similar project (title included incase links aren't allowed). He is going to produce a class in the next few months on how he went through the process. Fair warning, he does a lot of fluff, and he is a bit quirky.

Yes, the roof is one of the main items that are in need of repair. The inspector was unable to go into the attic due to the entrance being drywalled off, but the shingles are at the absolute end of their life. 


Now that I am thinking about it, I realize that my concern was that the new roof could potentially take away the work that is done on the insulation if it was bad enough and needed the base romved, but if we pay for a specialist they will be able to let us know if that is the case.

Yes, that is a major concern of ours, but with us getting a new roof over the summer, would you have that completed right now?

My biggest concern is the safety of the tenants with the icicles over the entrances.
