Just discuss it with your Broker.. Most brokers have a policy where they will allow their agents to sell their personal property and not owe a listing comission but it's usually capped at once every x years.  You may also want to consider one of the 100% companies.  Last time I researched it for Maryland Brokers Tri-star Realty was the best deal for agents out there. They charge $50 a month $395 per closing and then you get 100% of your commission.  It's hands down one of the best deals out there even for new agents.  $90 fee for Rentals.

Nick is pretty spot on.  I use 9% for selling costs but I have an addendum that only allows the buyers title company to charge me a max of $195 in their fees which saves $$

You are talking about spending quite a bit of money to find someone that owns something (Deed to the land) that is worth about $1,000.   You would then have to "Buy" that from them.  It's not worth the trouble IMHO

If if you're seriously buying 4 foot by 8 foot vinyl windows definitely wait until the auction Saturday at southern sales those windows are probably $1,000 each if you order them but you can get them at that southern sales auction for probably two to three hundred.

I order all of my windows from castle Wholesalers.. There is one in Brentwood by the DC/MD line and another in Baltimore.. They stock all the common sizes but a 4'x8' would be a special order.  If you really need 4 feet x 8 ft windows I might suggest Southern sales auction on Feb 2nd in Baltimore city.  Southern Sales and Services.

I live in DC most of the time but invest only in Maryland.  Baltimore city is amazing but you really need to know the market. I also invest in Bowie Maryland.

Also, as Russell said there are not many seller financed homes here. (Actually there are really none). So, that option is pretty much off the table for you.

Tell us a bit more..  What type of work are you in?  How much cash do you have saved for D.P. and closing costs?    You're biggest choice is going to be area, and Townhouse or Single family.  Do you have school age children? what are their ages?

There are a lot of programs for teachers, police, nurses, public service people. 

If your kids are out of school or elementary school age I would recommend Bowie.. it's about 10 minutes from Annapolis.  Elementary schools are good , middle and high schools not so good. Single family in Bowie is going to run you $300k to $350k , a townhouse $225k to $280k.

If you need good schools for Middle School or High School kids.. I would recommend a townhouse in Crofton.  You are looking at about $250k-$275k for a piggy back 2 level Townhouse.

Did she give you the opportunity to be at the walk through? Most landlords miss that part of the law. If she was more than a few weeks late getting you back the security deposit you probably would win in court. I would send her a nice email and say that since she didn't return your deposit within the 45 days you're entitled to three times damages in court. I know you're going to file a suit against her if she doesn't return the deposit in full. Most likely she will return it landlords hate going to court especially in Baltimore
