Hello all,

This is my first post here, and I hope I follow the rules correctly. I am a "has been" investor from Austin, TX that moved to CA for work 5 years ago. I have one property in TX being rented but am not active any longer.

However, because of what I know about REI, it's really hard for me to continue to pay $2K a month (going on 2 years now) for a place I don't own. It just hurts. $50K of my AFTER TAX dollars in 2 years gone with nothing to show.

So the idea I have is to find a 2-3 bedroom home in Burbank that is on a good street and just needs some love. I want to live in it this time though. I may sell it a few years down the road, but at this point I want it for myself. I just can't keep paying rent if a deal is out there.

So 1) I'm looking for investors in that area who normally flip, to flip one to me to live in.

2) If not, what is the best approach for me to take? Go do like I used to in Texas and look at the public records for Notice of Defaults and pound the pavement? I can do that too.
