You may use your profits to exchange, but you must buy a property of equal or greater value to make it a 1031 exchange. You can also use a delayed starker method of exchange which gives you time to find the next property by leaving all funds in an escrow account and new property is purchased with those funds. I do financial consulting and this is an area I am very familiar with. There are many ways to accomplish this which are methods I use in my business as a financial consult specializing in asset protection.
