@Jason Goretzki I loved that episode! Alex is someone like David who seems to have the long-distance investing thing figured out. I should really give it another listen. Have you ever done any long distance investing yourself? What has been your experience?

@James Wise These are great tips, thanks. Receiving a 90 page detailed report from an inspector would be huge for peace of mind! 

@John K. - Thanks for the detailed advice and encouragement! I'll definitely be saving this for future reference. Funny enough, Dallas is one of the places I've looked at investing, partly because my husband and I have considered moving to the area. Texas in general seems to have a great market and lots of potential for future growth. 

@Tom Ott and @Ali Boone - Thanks for the suggestion! I have definitely thought about turnkey but it's hard to swallow the slow velocity of money that comes along with turnkey properties, as @Dennis M. alluded. I am still in the process of defining my investing goals, but so far I lean more towards building a small investing business rather than going with a turnkey option. There are two reasons for this: higher reward and because I think I would enjoy the work itself. If you love what you do it's worth putting in the work - I've just got to find a smart way to go about it.

I am just starting out on my investment journey, beginning with getting educated. Hoping to get some insights from some more experienced investors! 

Because my market is expensive (Victoria, BC), I am considering long distance investing. I have listened to podcasts where David Greene has shared his experience with long distance investing using BRRR saying it's not that different than investing locally. However, I recently listened to show 63 of the podcast where J Scott shares his experience with long-distance rehabs. He says "The only thing harder than rehabbing at a distance is rehabbing at a distance if you're not experienced." J's description of long-distance rehabbing seemed to involve lots of travel, obstacles, and difficulty finding the right people to help him.

Can anyone share their experiences with long distance investing? Was it really so similar to investing in your local market? Would this strategy work for a beginner? Why might J and David have these differing perspectives?
