I've always wondered how termite damage or previous termite activity affects resale value down the line. Even if you repair everything and have an inspection report from a local pest treatment company. Potential buyers are still turned off by this. It's almost like trying to sell a car with a rebuilt title.

I guess it depends on how many current loans are on an ARM and when those rates expire, and if the Feds will raise the rates.

I also wonder about this sometimes. I'm sure it depends on the area and the quality of the property and the tenants it attracts. For example, my house is in an "A" neighborhood and recently renovated with high end finishes. It could cash flow $600 a month if I were to rent it. Everything is pretty much brand new so it shouldn't require any CapEx for a while. I'm wondering if high end tenants can also be picky and needy in similar ways that a "C" area tenant could be.

Keith Jourdan Very nice! I like how you hardie-backed the shower and sealed the joints, that's done right! Lots of people just use green drywall, I shudder when I see that. Would you mind sharing the numbers?

You can clean it off but obviously you have some kind of venting/moisture issue. I don't see any roof vents, do you have a ridge vent? Attics should be vented by pulling air from the soffits and venting out near the top of the ridge.

Kinda looks like mold. Are you venting a bathroom vent into your attic and not out through the roof?

You also forgot to budget in a ballistics proof vehicle to drive to and from your house in. That's about another $150k the last time I was shopping for one for a nice Excursion or Tahoe.
