Good Morning BP family, I have come across a possible STEAL deal. property is FSBO and he is firm on his asking price of $110k & wants to sell ASAP. his reason for selling is to purchase equipment for his winter business. long story short, i ran my numbers and comps on the property (realestateabc.com) and this is what I've come up with...Asking price is $110k, ARV of property $248,568 minus aprox. $10k for repairs. I don't mind spreading the wealth so I'm looking for a partner to tag team with so we can close this deal quickly but i also want to work with somebody that can make sure i have every step correct and prepare for my next deal. I'm not looking for an easy way out, just some guidance along the way.

I thank everybody for there good ideas, the Investor that was selling it claimed to have to much on his plate but if he did his own homework then I'm pretty sure he knew this was a bad deal.

Thank you, i knew something was kind of off after i ran my comps, the ROI would be slim to none. but thank you for your input because you saved me a lot of trouble and complications. on to the next deal =)

Good Morning BP family, just coming to you guys for some advice. I came across a property in the Baltimore city area that another Investor is trying to get rid of. ARV is about 26k & its needs at least 10k in work. Asking price is 13k but I'm going to try to get it under contract for at least 10k. My first idea was to flip & hold for section 8 but I have some family issues to take care of so i cant really be a landlord right now & really need a quick flip to build my capital. If anybody could give me any advice or tell me the best exit strategy for this it would be greatly appreciated.

Hello, my name is Charles & I'm a newbie in the real estate investing field in Baltimore but I'm very passionate about it & looking to take it serious. I'm currently following under Mark Whitten's program (Real estate money club) & My realistic goal is to wholesale at least 1 deal before I turn 24 (September) but I'm pushing for 2 cause I know I can do it! The only thing that is holding me back is the "first deal jitters", I just want to make sure I have all my ducks in a row before I get to the closing table so everything can go smoothly.
