@Jared Viernes I actually got a reply from a broker shortly after posting. Appreciate the feedback!

My wife and I are interested in getting into real estate investing. This has led us to explore the possibility of one of us getting our agent's license. The state of Kansas requires that you work under the umbrella of a broker for two years if you wish to become an agent.

We don't wish to leave our full-time careers, we only plan to represent ourselves. Is there a fair arrangement that could be worked out with a broker in this scenario? We would be low volume, but also low maintenance. We want to make it worth the broker's effort while fulfilling the state's formality.

Has anybody done something similar? I've sent out some inquiries to local brokers, but the responses have been sparse. I'm guessing there's little incentive on their part.

I would say the benefit of the value added is worth the cost. IF you do it right.

Coming from someone who grew up with a gravel driveway - have the tenants pickax or till up the pot holes. Fill them with dirt (preferably mixed with clay, not sand) and tamper the ____ out of it.

If you just pour in dirt and cover it with gravel it will wash away and get displaced by tires. You're more or less back where you started.

Brand new to the topic of real estate investing.

I was wondering what everybody's thoughts were on these types of properties (the 2nd story and above):

Places like these are in every small to smallish town across the country. The above pic is just a random town I zoomed in on in Google Maps. 

As far as I can tell they are almost completely vacant. Are they relics of a bygone era? Did automobiles make them obsolete? Is anyone anywhere doing anything productive with them?

I suppose if there were really any opportunity here, we'd see more of these occupied.

Curious as to what the opinion was of those who are more seasoned than I am in the real estate game.
