Obin Olson - would you be more interested in buying paper or active lending? We have done both, I strongly prefer active lending, you get to know your people better.

Great post! - A thought occurred to me, that since you already have experience running short term housing through your Airbnb stuff, perhaps the cash flow projections would make great sense for you to start your own or invest in a existing corporate housing company, obviously this is more of a business investment rather than a strictly real estate , as the name of the game is stretching your existing capital out to a few different units. We do corporate housing for the film and tv industries here in Georgia and this provides our family with tremendous returns-- It was just a thought, since you already have some experience and see the returns you can expect, maybe you should look into it! :)

10%-15% ROI, Additional Partners For Corporate Housing Expansion

my name is Charlie, I work for a company called Space Share America (www.SpaceShareAmerica.com) that is owned by my family, we are a corporate housing company that specializes in housing the film and television production industry here in Atlanta.

We are adding an additional fifteen (15) rental units to our corporate housing division, with a focus on adding units in the midtown neighborhood, specifically around Piedmont Park. We are searching for suitable partners for this latest expansion. Our typical unit is producing 2X-5X more than the average monthly rent, and we are on average 98% occupied. We keep our units full because of the contacts that we have developed in the production business over the years, and we fill the gaps in our unit's calendar with corporate clients and convention traffic using seventeen different booking partnerships/ affiliates.

Our attorney has a private offering prospectus available to qualified investors whom have an interest in investing in this latest expansion. 250,000 shares for this midtown expansion are being sold, $10,000.00 minimum (10,000 shares).  Pro forma is attached, and full prospectus available upon request.

depending on condition of the units, and exact location and furnishing quality they could be of interest.  Just depends on a lot. We focus our unit mix on in midtown and buckhead normally.

The short term rental business is great! Our firm has 156 corporate units in Atlanta that we use to house the entertainment industry. With the sheer unit count, we employee a sizable staff that keeps us running well. We own and lease our units. We use private equity raises for each new group of units, delivering on average 10-15% return annually to our investors. So we love the corporate housing business. We do not use Airbnb that much, however we have in the past and are plugging it into our reservation system. We are seeing 95% occupancy in our market but I think the industry is pretty market specific.
For the best cap rates /returns I would be buying C & B multi assets in second tier southern markets.
Your GC should be the one front loading and doing the work.
