In my experience, you will always have to get a credit check as part of the application process as the lender needs to verify your credit history for anything outside of the norm and to see your credit score. Even if it is not a requirement to have a high credit score for approval most asset-based lenders will use the credit score to determine your rates and terms based on your risk factor. When you rent a home you normally have to get a credit check so it makes sense that someone lending you a lot of money to purchase a home would also want to see your credit history.
