Thanks everyone. I'd say that is a pretty resounding vote for cash flow! I greatly appreciate the feedback.

Starting research on moving from SFRs to MF and looking at two different markets. One is higher growth market in Tennessee with good appreciation but tough to find strong cash flow properties and the other is a smaller market in Mississippi without the appreciation but with good cash flowing properties. Any advice on which market to pursue?

Anyone have recommendations for a good property manager in Chattanooga? - Particularly for the N. Chatt area?

Yep, go to school. You can follow the no money down guys but this is a lot easier with a regular paycheck that allows you to invest your earnings in long term wealth creation. And at the end of the day, college grads make more money than non college grads which means you will have more to invest.

Thanks Justin. We're about to start looking for a second property so this is very helpful. Our big concern is the management, finding tenants appears to be relatively easy as our property is close to USM but we need to get someone that can help manage especially as we add more properties. In the research I've done, Hallman appears to be professional and has a number of SFRs that are similar to what we have now. Thanks again for your help!
