I’m looking for some recommendations for a software to send direct mail campaign or mass texting to find leads that is cost effective? Trying to build capital for rental properties.

I have a property that I am owner financing.   I’m the lender on the property and was wondering how much the foreclose fees would be around as just a worst case scenario if I would have take the property back or how much you had to pay to foreclose on someone?  The property is in Texas

Anybody have any advice on the market for Cooperas Cove, Tx. Was thinking about putting in an offer for a 4 plex. Do they have high vacancy rate? Any advice would be appreciated

I like to put a pot together at work  when  it gets big.   We put 6$ apiece.  Increases the odds but still nearly impossible.  It’s worth a shot in the dark

@Jim K. After you get you initial bonus points or miles do you cancel them or leave them open?

@Jeremy VanDelinder Thank You! Yea, looking to get a little better interest rate than the bank I’m talking too right now which is United Heritage. They’re quoting me for 6.5% but can get me to 5.9% if I put a little extra cash for a point. That may just be the going rate for me right now
