Good Advice from Drew above! Also I would add really dig into how they address maintenance problems. Using one of our learning experiences as an example we had a PMC that would call specialists out for the most minor of problems. 

Does the PMC have a person who goes out for minor maintenance? Or is minor maintenance assigned to the tenant in the lease? (with charges assigned to the tenant if they make frivolous service calls?). Are they explaining this responsibility to the tenant?

You don't want the PMC calling an electrician for a flipped breaker, a plumber for a running toilet, an HVAC company for a AC duct covered by tenant or fallen off the outlet!

It IS difficult due to all the above reasons, but not impossible! Be prepared to present strong offers with concessions to sellers.

Appraisal gaps, non-refundable deposits, no repairs carry some weight here. 

Cash vs Conventional vs VA/FHA in that order.

Of course it still has to make sense to you financially and fit your model.
