Hey Markel,

I just purchased a house near Elizabeth city state (if that is the University you are referencing). Still waiting to close since it was an auction deal. My wife is a real estate agent in the area just as an FYI and has been working with other investors recently so I think our secret might be out.

You found a general contractor and investor in the EC area. I own 4 rentals now and looking to scale it up this year.

Tell me what you have in mind and maybe I can help. I typically stay in the $65-70k range all in but I am really picky about the neighborhood. I have found quite a few off market properties that are not exactly what I am looking for.  As you might have already read, I am a general contractor and wife is a real estate broker in this area so maybe we can point you in a good direction.

Elizabeth City not nearly the size of Charlotte but not too hard to find properties that cash flow or flipping has good potential. Maybe check around online to see if the area is of interest to you and I can advise.

In coastal North Carolina we build in flood zones all the time. Some flood zones require insurance some do not (Zone X).  Just got updated flood zones maps here that moved lines back in some areas. I agree no connection between flood zone and tear down. Really should talk to a local insurance person to see what will be required because my guess is your buyers will.

I just wanted to take a minute and introduce myself. New to Bigger Pockets but not new to real estate. I am a licensed GC in coastal North Carolina (Elizabeth City to be more specific). Have built many custom homes over the past 15 years, currently have 4 rentals, and one fix/flip currently on the market. Wife is a real estate agent and together we are now on a mission to fix and hold as many as we can stand.
