@Colin Dingfelder I agree with that sentiment which is why the solution so far had been off market for me. Distressing life events always happen.

2020 was a hard time for all of us. I started the year thinking that my 2020 crystal clear vision would come together. Since I'd graduate college and start a lucrative career as an RN. I always thought after college my "life" could begin. That all came crashing down when I forgot to sign out of a computer and failed my clinical class. A timeline I crafted over 4 years derailed it's self. I started a podcast with my extra time and came to have life changing conversations. "If you want Y start doing Y, X won't get you there" what that means is if you want to be in real estate start doing the work in that field. Something else won't get you there unless you have a connection to get there.

For me it all started with a facebook post, I offered to do demolition work on a facebook group filled with local investors in MN. For years I watched BP, listened to BP, read BP but something as small as a facebook post was what started my path in this industry. You need to do something to expand the people you know, books keep your spirit alive but people bring your life in alignment with your spirit. people like @Adam Tafel and @John Zheng have helped me change the trajectory of my life and I was able to connect with John through common readings. Books are like a heart felt conversation that you participate in and when you are able to connect with someone else through a book it provides a vast common ground.

So please if you are on the side lines and want to change that, join the MNREIA facebook group or whatever is comparable in your area and offer a service. If you know nothing, you can break things and perform demolition. If you have functional arms you can swing a hammer. Also if you have a story let me hear it, your story can draw the best out of people. People who want to be on a path similar to yours

This is for people in MN, the giving group is a company handling properties that are in Minneapolis to an hour away from Minneapolis.

Use a truck or SUV to help bring construction materials from point A to point B. Work with a network of companies and get to learn as much as you want about real estate. 1 network of companies can help you learn about property management, how to rehab properties, contract writing, etc. You can be more than your job description. Your time with the Giving Group can be exactly what you need to learn about real estate.

You will be compensated for gas

You will have opportunities to learn on the job

You will have an ability to earn commission

At the Giving Group we want to change the world for the better, would you like to join us in this mission?

@Conner Malrose

How did the price compare to comps and what will your next move be, are your partners interested in continuing with more investments?

@Alia Ali

Is there anything your looking for metric wise? What constitutes 'good' in your eyes?

A step 0 would be getting preapproval on a bank loan if that's how you're going to leverage yourself. As Ms.Boone said you may find a turn key property with an agent on your state's MLS.
