Hello all,

I recently bought a 3br3ba condo in Decatur and looking to repair or replace the HVAC so I can rent it out or sell. Can anyone recommend a few good HVAC contractors that can come out this weekend to give me an estimate? I'm also looking for help determining the ARV.

If anyone has any advice for a first time landlord that would be greatly appreciated also!

@Harjeet Bhatti Ok thanks for the info! Am I correct in assuming that another requirement is to have a certain amount of cash reserves saved up to cover any unexpected expenses? If so, what percentage or amount is typically required? And an even better question: Can you add a reserve amount into the loan?

My goal is to house hack within the next 2 years with an FHA loan. I've heard that in order to qualify, you have to have 2 years of work history with the same company. I've been with my current job, Instacart, for 1 year now as an independent contractor and will soon be passing the exam to become a real estate agent in Greenville, SC. Is 1099 job history accepted or is a W-2 job required to qualify for a FHA loan?
